Making the case for repurposing an existing building requires environmental as well as economic arguments. As Architects we are often asked to evaluate existing buildings. When those buildings are ugly, and have no apparent historic character it's easy to recommend demolition and replacement with a new building. How do you make the case for keeping an obsolete building in the face of questions from owners and from consulting Engineers? This session will explore four key arguments for reimagining existing buildings: Embodied Carbon; Waste Minimization; Energy Efficiency and Economics. In addition we will touch on Indoor Air Quality and COVID-19 considerations, daylight and other indoor environmental benefits of a reimagined building.
Learning Outcomes:
At the conclusion of this session, participants will be able to:
- Estimate the embodied carbon that is in an existing building and the carbon benefit of repurposing that building;
- Estimate the volume of material that is in an existing building and the waste management savings of repurposing that building;
- Estimate the operational energy savings, and related capital investment that are require to achieve and the energy efficiency benefit of repurposing that building;
- Discuss the value of increased operable windows in reimagined buildings, especially in light of COVID considerations for enhanced ventilation.
