In response to the housing crisis, tall timber residential projects are becoming commonplace, with an ever-increasing focus on speed to market. In this growing and rapidly-evolving sector, the approach to architecture and building code remains critical, but successful projects increasingly rely on the effectiveness of delivery models and cohesiveness of project teams. Tall timber projects can be delivered in a multitude of ways - each coming with their own set of challenges and opportunities. Decisions around what trades to engage and when, effective and competitive procurement and fabrication methods, just-in-time or staged delivery, etc. have higher stakes. Regardless of which model is followed, production bottlenecks and missing or uncertain scope gaps can significantly impact delivery schedules. This presentation outlines the critical steps in each delivery model and explores the role of cohesive teamwork in delivering tall timber residential projects.

By the completion of this session, participants will be able to:

  • Define the differences between the current design and delivery models for tall timber residential buildings, including advantages/disadvantages for each.
  • Evaluate the major scheduling impacts and considerations for the tall timber delivery models.
  • Identify procurement options, and when to engage a fabricator.

Ilana is an Associate Principal with Aspect Structural Engineers and the Vancouver Team Lead. She has over 15 years of structural engineering experience working in all materials, but with a particular passion for mass timber design and seismic engineering. She has a wealth of experience in off-site prefabricated mass timber and light wood frame systems, as well as construction engineering. She has worked on a broad range of building types, including residential, institutional, cultural and recreational facilities in Canada and the US, and is a much sought-after speaker and author on mass timber engineering and offsite industrialized construction. In her current role, Ilana contributes to the improvement of the firm's technical and quality standards, and enthusiastically provides mentorship to our up-and-coming engineers. A fierce advocate for women in engineering, Ilana also guides Aspect’s DEI initiatives.
